BOSTON, Aug. 29, 2016 /PRNewswire/ -- DebtX, the largest marketplace for loans, said today that prices of commercial real estate loans underlying CMBS were effectively unchanged in July.
During the month, the estimated price of whole loans securing the CMBS universe declined to 99.8%, from 99.9% in June. Prices were 99.1% in July 2015.
"CMBS prices didn't really move in July, and the median loan yield reflected no change during the month," said DebtX Managing Director Will Mercer. "The Treasury yield curve continued to flatten, and all of the other metrics were steady."
As of the end of July, DebtX had priced $960 billion in commercial real estate loans that collateralize U.S. CMBS trusts, up from $953 billion in June. The median adjusted loan-to-value remained at 57% and the median debt service coverage ratio was 1.49. The median estimated loan yield also remained at 4%.
