BOSTON, Nov. 8, 2016 /PRNewswire/ -- DebtX, the largest marketplace for loans, said today that prices of commercial real estate loans underlying CMBS increased modestly in September.
During the month, the estimated price of whole loans securing the CMBS universe increased to 99.8% at the end of September from 99.6% in August. Prices were 98.4% in September 2015.
"CMBS prices rose only slightly in September, with the median loan yield reflecting no change," said DebtX Managing Director Will Mercer. "The increase was due to a narrowing in the base market spreads during the month."
As of the end of September, DebtX had priced $960 billion in commercial real estate loans that collateralize U.S. CMBS trusts. The median adjusted loan-to-value remained at 57%, and the median debt service coverage ratio increased to 1.5. The median estimated loan yield also remained at 4%.
