BOSTON, June 2, 2016 /PRNewswire/ -- DebtX, the largest marketplace for loans, said today that prices of commercial real estate loans underlying CMBS increased slightly in April.
During the month, the estimated price of whole loans securing the CMBS universe increased to 100%, up from 99.6% in March. Prices were 99.3% in April 2015.
"CMBS prices posted a slight gain in April and are up year-over-year," said DebtX Managing Director Will Mercer. "Although Treasury yields increased during the month, they were overshadowed by improvement in the overall portfolio composition and declines in base market spreads, which led to slightly higher prices."
As of the end of April, DebtX had priced $896 billion in commercial real estate loans that collateralize U.S. CMBS trusts, up from $889 billion in March. For the third consecutive month, the median adjusted loan-to-value remained at 57% and the median debt service coverage ratio held at 1.48. The median estimated loan yield also remained at 4.3%.
