
Freeway Visible Parcels Offer Opportunities for Commercial Real Estate Development in Fairfield, California
FAIRFIELD, Calif., Sept. 30 /PRNewswire/ -- Small, freeway-accessible and visible parcels along the I-80 freeway corridor between Sacramento and Oakland are a rare find. The City of Fairfield, California currently has several of these rare parcels available for sale. The sites provide exceptional opportunities for restaurant, retail, advanced manufacturing, auto dealerships and other growing businesses.
Businesses are already taking advantage of these opportunities. Lowe's has plans to build a 139,000-square foot store on 11.04 acres at North Texas Street and Manuel Campos Parkway. It's expected that the store will bring approximately 150 new jobs and could generate an estimated $300,000 a year in sales tax and about $1.9 million in building fees. The City will receive approximately $5 million from the land sale.
The Lowe's site is located at the recently improved North Texas Street/Manuel Campos Interchange, a $25 million highway construction project funded by assessment and benefit districts and developer impact fees collected over several decades. The project received only local funding and did not involve any state or federal monies.
"The new interchange not only improves freeway access and eases travel in and around the north end of Fairfield; it also provides an attractive gateway to the community and an attractive area for businesses to locate," says Sean Quinn, Fairfield's city manager.
Prime Restaurant and Retail Sites Created
Land for sale at the new freeway interchange offers prime locations for restaurants and retail and includes:
- 2.67-acre site across from the future Lowe's at Nelson Road at Manuel Campos Parkway, visible from I-80. Highway visible pylon signage available.
- 1.64-acre site (expandable to 2.0 acres), at 3660 Nelson Road. Most visible restaurant site in Fairfield. Average daily traffic count of 170,000 vehicles. Former Howard Johnson's restaurant location.
- 3.5-acre site north of the former Howard Johnson's restaurant. In high traffic location with utilities in street and concept grading plan available.
Also at the freeway interchange is a former Chevron site that will be developed along with land adjacent to it.
Auto Mall Growth
Fairfield's Auto Mall, also fronting I-80, is experiencing a revival with the re-opening of the Ford dealership expected in October 2010. The same automotive group re-opening the Ford dealership, Price-Simms, began construction this month on a Mercedes-Benz dealership consisting of a 40,000-square foot building on 4.5 acres. Together, the two dealerships will create approximately 200 new jobs.
The City of Fairfield is selling two acres on Auto Mall Parkway. Nearby are auto dealers, DMV, Home Depot and Target. The parcel has good visibility from I-80, with average daily traffic counts of 180,000. This property is one of the few remaining opportunities in the Fairfield Auto Mall.
Retail Property
Another available property for sale suitable for retail businesses is a 4.29-acre site at 2030 North Texas Street, on a high traffic main arterial. The property is divisible. A new Walmart Supercenter is on the same street, one-mile away.
Industrial Property
A 46.8-acre development site, ideal for companies in advanced manufacturing industries, is available for sale. This property is another San Francisco Bay Area rarity—a large, contiguous site for commercial/ industrial development on the I-80 corridor that is rail-served.
