R.J. Brunelli & Co. Announces Leases For AAMCO, Dollar Tree, Planet Fitness And Other Tenants In NJ, PA And Other States
OLD BRIDGE, N.J., March 11, 2015 /PRNewswire/ -- R.J. Brunelli & Co., LLC today announced the recent completion of a series of leases that will bring major retailers, workout, beauty and automotive services tenants to sites throughout New Jersey and Pennsylvania as well as Alabama and Tennessee.
In its role as exclusive national leasing representative for AAMCO transmission and total car repair, R.J. Brunelli brokered leases for new franchised locations in a 4,600-square-foot building at 5120 Rte. 38 in Pennsauken, N.J. and an 11,241-square-foot building at 2600 William Penn Hwy. in Easton, Pa. The leases follow transactions that the Old Bridge-based firm completed for the company earlier last year in Carteret, N.J.; East Brunswick, N.J.; Broken Arrow, Okla.; and Huntsville, Ala. These latest deals, along with those previously completed, were brokered by R.J. Brunelli account manager Patti Fiore.
Dollar Tree recently signed leases that will bring the nation's largest single-price-point retailer to five New Jersey locations in Colonia, Burlington, Pleasantville, Voorhees, and Brigantine. "The latter four transactions in particular point to Dollar Tree's push to build its presence in southern New Jersey," noted Danielle Brunelli-Albrecht, senior vice president/principal at R.J. Brunelli, which serves as the retailer's exclusive real estate representative for all of New Jersey.
In Colonia, Dollar Tree will take over a 10,000-square-foot-space previously occupied by Ace Hardware at Inman Plaza on Inman Ave. R.J. Brunelli also serves as exclusive broker for the 31,700-square-foot center, which is owned by Oster Properties. In Burlington, Dollar Tree signed a lease for a freestanding, 11,800-square-foot building formerly occupied by a carpet store at 1204 Rte. 130. In Pleasantville, the chain leased a new 9,000-square-foot freestanding building at 310 Blackhorse Pike, a site that previously housed a since-demolished car dealership. In Voorhees, Dollar Tree signed for a 10,000-square-foot end-cap unit at Coopers Plaza, a center anchored by Kohl's and Marshalls at the intersection of Rte. 73 and Cooper Rd. Dollar Tree's new, 10,160-square-foot Brigantine location joined anchor Acme Markets in Brigantine Towne Center, located at the intersection of Harbour Beach and Atlantic Brigantine Blvds.
These latest transactions follow leases that were signed earlier last year for Dollar Tree in Mt. Holly and Elizabeth. All leases were brokered by Ms. Brunelli-Albrecht.
The Max Challenge, a franchisor of fitness centers with locations in New Jersey, New York and California, signed for a 2,400-square-foot inline space at the A&P Shopping Center at 510 Valley Rd. in Montclair and a 2,000-square-foot space at 183 Brunswick Street in Jersey City. R.J. Brunelli is the exclusive national tenant representative for Max Challenge Franchising, with Ms. Fiore negotiating both deals.
In Manalapan, Ms. Brunelli-Albrecht brokered a deal for Sally Beauty Supply for a 1,440-square-foot end-cap space at a power center at Rte. 9 and Craig Rd., joining a tenant roster that includes Babies 'R' Us, Best Buy, and Bed, Bath & Beyond. This latest transaction follows the lease completed earlier last year that brought Sally Beauty to the Walmart Center in Kearney. R.J. Brunelli serves as exclusive broker for the chain in central and northern New Jersey.
In Hillsborough, R.J. Brunelli principal/senior vice president Bill Lenaz represented the landlord and sales associate Joseph Amecangelo represented the tenant on a deal that brought Planet Fitness to a 22,700-square-foot space in the former Kmart building at 256 Rte. 206. Earlier last year, senior associate Carl Minue brokered the lease for a 25,000-square-foot Tractor Supply store at the site. R.J. Brunelli serves as exclusive broker for the 85,000-square-foot building.
Elsewhere in western New Jersey, Ulta Beauty signed a lease for a 10,400-square-foot end-cap space at The Shoppes at Flemington, a 115,000-square-foot lifestyle center on Rtes. 202 and 31. The lease was brokered by R.J. Brunelli principal Ron DeLuca, who earlier last year represented Ulta on deals for New Jersey locations in Clark, Howell and Marlboro.
In Middlesex County, Ms. Brunelli-Albrecht brokered a lease that brought The Corner Bakery to a 4,100-square-foot space at the Shoppes at North Brunswick, a 149,100-square-foot lifestyle center at the intersection of Rtes. 1 and 130. R.J. Brunelli is The Corner Bakery's exclusive broker in seven counties in central and northern New Jersey.
Elsewhere in Middlesex, sales associate Alan Gott represented the landlord on the deal that saw Math Genie, an after-school enrichment program, relocate from its original East Brunswick site to a 2,200-square-foot space at 275 Rte. 18 in East Brunswick's Miracle Mall. The four-unit learning center subsequently retained R.J. Brunelli as its exclusive real estate representative, initially focusing on Middlesex and Monmouth counties for potential expansion later this year or in 2016.
Also in Middlesex, Ms. Fiore represented Redwood Properties on the acquisition of a 4,350- square-foot building at 280 Rte. 1 in Edison that previously housed Tech Transmissions. She then brokered the lease of the building to Mr. Tire. In Avenel, sales associate John Lenaz represented the landlord on a ground lease that will deliver a new 4,000-square-foot McDonald's to a site on Rte. 1 and Smith St. that formerly housed Bud's Hut Restaurant. The original building will be razed to make way for McDonald's latest prototype.
In other Middlesex deals, Bill Lenaz represented the seller and Ms. Fiore represented buyer Redwood Properties on the sale of a building at 976 Rte. 9 in Sayreville that formerly housed a Midas shop. Ms. Fiore subsequently brokered the lease of the building to an independent automotive services shop. At Woodhaven Plaza, a new 117,800-square foot neighborhood shopping center on Texas Road in Old Bridge, R.J. Brunelli sales associate Marty Yaged brokered a 1,275-square-foot lease with hair salon Kris Kell Creations. This latest deal follows leases completed earlier last year by Mr. Yaged for the landlord with Jade Nails, Woodhaven Cleaners, Trattoria Ravella, and The Learning Experience.
Elsewhere in the state, Mr. Yaged represented the landlord on a lease with Wireless Zone for a 3,300-square-foot space at 950 Rte. 33 in Hamilton that previously housed a pet store.
In northern New Jersey, Ms. Fiore brokered the sale of an automotive services building at 1639 Main Ave. in Clifton to BSG Management. She was subsequently appointed exclusive leasing agent for the 8,500-square-foot building.
Outside of N.J., Mr. Amecangelo represented franchisor Speedpro on the lease for a 5,000-square-foot space at 100 Dock Lane in Blountville, Tenn. R.J. Brunelli is national master real estate broker for Speedpro, the nation's leader in high-quality, large format imagery for businesses.
In York, Penn., Ms. Fiore represented Redwood Properties on its acquisition of a freestanding 7,000-square-foot building, which has been leased to a Goodyear tire center.
