R.J. Brunelli & Co. Announces Leases For Dollar Tree, Walgreens And Other Retailers, Restaurants And Banks In NJ And PA
OLD BRIDGE, N.J., May 21, 2012 /PRNewswire/ -- R.J. Brunelli & Co., LLC today announced the recent completion of a series of leases that will bring major retailers, restaurants, financial services tenants and other uses to sites throughout New Jersey and Pennsylvania.
Dollar Tree, the largest single-price-point retailer in the country, recently opened in 11,000 square feet at Crosspointe Town Square, a 392,000-square-foot shopping center located at 29 Woodbridge Center Drive in Woodbridge. R.J. Brunelli senior vice president Danielle Brunelli-Albrecht brokered the lease on behalf of Dollar Tree. The chain joined anchors Wegmans, Lowes, Bobs Furniture, and Home Goods at Crosspointe, which is owned by Garden Commercial Properties. R.J. Brunelli serves as the retailer's exclusive real estate representative in central and northern New Jersey. This latest lease follows transactions the Old Bridge-based firm completed last year for Dollar Tree stores in Aberdeen, Clifton and Park Ridge, and for the company's Deal$ concept in Bloomfield, Fairlawn and Paterson.
In Old Bridge, senior vice president Bill Lenaz recently brokered a deal between landlord 39 Matawan Road LLC and Walgreens that will bring the drug store chain to a site at the intersection of Laurence Harbor Road and Matawan Road that previously housed an Exxon gas station. Walgreens plans to build a 12,705-square-foot freestanding store on the site, located just off the Garden State Parkway.
Elsewhere in Middlesex County, Mr. Lenaz represented Red Robin Gourmet Burgers on its lease for approximately 7,500 square feet at Woodbridge Center Mall, a super regional mall located at Route 1 and Woodbridge Center Drive. The national full-service family restaurant chain plans to open during the third quarter of 2012, occupying a former Charlie Brown's location which is accessible from the parking lot and mall. R.J. Brunelli serves as Red Robin's exclusive broker in central and northern New Jersey.
At Summerhill Square, the new outdoor retail center on Route 18 in East Brunswick, Mr. Lenaz brokered a deal to bring fast-casual restaurant Smash Burger to a 3,150-square-foot end cap space. This follows Mr. Lenaz's recently announced deals for a 2,000-square-foot Chipotle Mexican Grill and 1,750-square-foot Sarku Japan at the Pagano Realty development, which currently houses 126,000 square feet of in-line and pad space. With the addition of Smash Burger, just 1,350 square feet remains available in the center's existing buildings. An additional 31,000 square feet is available for development on a vacant parcel adjoining the center's Toys 'R' Us/Babies 'R' Us superstore. R.J. Brunelli and Welco Realty, Inc. are exclusive co-brokers for the property, which also houses such major retailers as Ulta, Pier 1 Imports and David's Bridal.
Also in Middlesex, sales associate John Lenaz brokered a lease for a 1,200-square-foot David K Kitchen Supply showroom at Edison Commons, 2120 Lincoln Highway (Route 27) in Edison. R.J. Brunelli is exclusive broker for the new 16,000-square-foot center, which also houses 7 Eleven, Go Wireless, Geico and an Entenmann's outlet. Located near Talmadge Road, the retail center was created through the conversion of a former Entenmann's distribution facility.
In Union, John Lenaz recently brokered a lease that will bring a 3,000-square-foot Qdoba Mexican Grill to 2268 Route 22. R.J. Brunelli is the exclusive broker for the 8,625-square-foot building anchored by AT&T. A July 2012 opening is expected for Qdoba at the center-island site, which offers access from the east- and west-bound lanes of Route 22.
In other recent transactions, Ms. Brunelli-Albrecht represented women's specialty retailer Dots on leases for stores in Bayonne and North Bergen. The chain opened in April in a 4,400-square-foot space at Bayonne Crossing, a 350,000-square-foot power center anchored by Walmart and Lowes. In North Bergen, Dots opened in March in a 4,500-square-foot space in a power center located at 88th Street and Tonnelle Avenue. The 408,700-square-foot center, owned by Vornado Realty Trust, is anchored by BJ's, Walmart, Staples and Petsmart.
Elsewhere in northern New Jersey, construction is underway for a projected August opening on the 10,000-square-foot Ulta Beauty at Interstate Plaza on Route 17 in Ramsey. The store will be included in a 15,000-square-foot addition to the 390,000-square-foot power center, which is anchored by Shop Rite, Toys R Us, Bed, Bath & Beyond, and Modell's. R.J. Brunelli senior vice president Ron DeLuca represented Ulta on the transaction. The firm serves as exclusive real estate representative in central and northern New Jersey for the chain, which is the nation's largest beauty retailer of prestige, mass and salon products, and salon services. The Ramsey location will be the fifth Ulta placed by R.J. Brunelli in the state.
Also in Bergen County, the firm recently completed a lease to bring Chase Bank to the Urban Farms Shopping Center on Franklin Lakes Road in Franklin Lakes. Chase expects to open the 3,400 square-foot branch on a freestanding pad site in the spring of 2013, joining such tenants as The Market Basket and Starbucks. The deal was brokered by Bill Lenaz, who previously procured sites for Chase in Marlboro, Middletown and Hazlet in Monmouth County, and Paramus in Bergen County. In another deal brokered by Bill Lenaz, the firm completed the sale of a Bethlehem, Pa. site housing a newly-opened, freestanding 3,500-square-foot TD Bank branch. Mr. Lenaz represented the buyer, Edessa Realty, LLC, which purchased the site at 509 Broadway from DT5 Points, LLC.
Finally, in a fourth quarter 2011 transaction, sales associate Marty Yaged brokered the deal to bring Harbor Freight Tools, the largest tool and equipment retailer in the United States, to Miracle Mall in East Brunswick. R.J. Brunelli serves as exclusive broker for the 121,600-square-foot center located on Route 18 and Lake Avenue. Harbor Freight opened earlier this year in a 15,900-square-foot space previously occupied by PetSmart.
